10 STEPS TO BUILDING A NEW HOME WITH DEJONG HOMES - WAGGA BUILDERS

Building a new home for the first time can be quite daunting. Where and how do you start? Who do you talk to? The process is easy with deJong Homes and we are here to help you every step of the way, starting with this easy guide on building a new home.

STEP 1 – WHAT COMES FIRST? PLAN OR LAND

It really comes down to your family’s needs and wants and what land is available at the time. Some people will fall in love with a plan that ticks all the boxes (or most of them) and then set out to find a block of land to fit the house. Other people will find a block of land they love, in the right location and then will find a plan that fits on the block. There is no right way to do it.

Some things to remember when looking for land is that flat or gentle sloping blocks are easier and more affordable to build on.

STEP 2 – FINALISING THE PLAN

After choosing a plan, we will help you make sure that it will meet the needs and wants of your family. We have 17 plans to choose from, all of which can be modified to suit your requirements.

STEP 3 – PRE-CONTRACT CHECK

Once we have the plan finalised, we will meet with you and go over the contract.  We will give you your “New Home Tender”. This will give you a chance to check everything and make sure all your inclusions are included. We are more than happy to answer any questions you have.

STEP 4 – THE CONTRACT

Once you are happy with the contract, the next step is to draw up the official contract and meet with you to have you sign it.

We will forward all the necessary paperwork to your financial institution, if you financing the build. They will need the contract and plans. Your financial institution will then prepare a “Authority to Commence Construction” letter. Once we receive this letter, we are right to start.

STEP 5 – COUNCIL APPROVAL 

We then submit the plans to council on your behalf.

STEP 6 – THE LIGHTING AND ELECTRICAL PLAN

While we wait for council approval we can make a start on your lighting and electrical plan. It is a great idea to have a think about what lighting you want in your home. Do you want pendant lights in the kitchen or bedroom? Where do you want your outdoor lighting? Have a good think about where you want to place your power points too. Do you want power points on the end of your island bench? In the pantry? In the hallways for vacuuming?

STEP 7 – SELECTING YOUR FINISHES

One of the most exciting stages of building a new home is selecting all of your colours and finishes. Our showroom at 120b Fitzmaurice St has all of your selections here in one place. This is the part where you really get to have some fun and let your creativity go and design a home that truly reflects your style and personality. STEP 8 – CONSTRUCTION PHASE

Once we have all your selections documented we can start. Getting your slab down is often a cause for celebration for our clients as it the first phase of the construction. You will be kept up to date with your house progress with our fortnightly emails. As well as being available via phone should you have any questions.

STEP 9 – MOVE IN AND ENJOY

At last your home is finished and its time for handover. Handover is where we give you your keys to your new home. You can move in and enjoy!
